Roof Inspection Checklist
Interior Roof Inspection
  1. Cracks on roof sheathing.
  2. Measure and calculate proper attic ventilation.
  3. Sagging decking (between rafters).
  4. Outside light coming through.
  5. Attic intake vents for proper ventilation.
  6. Bathroom and kitchen exhaust fans for proper ventilation.
  7. Leaks around vents, chimneys and other holes to the outside.
Exterior Roof Inspection
  1. Blistered, curled or split shingles.
  2. Loose or missing shingles.
  3. Loose nails.
  4. Exposed nails.
  5. Broken or loose shingles at the ridge and hip lines.
  6. Signs of missing caulk to seal flashing.
  7. Rusty or corroded metal flashing.
  8. Damaged or missing flashing.
  9. Sagging on the ridges.
  10. Broken seals on shingles.
  11. Excessive granule loss.
  12. Examine chimney for cracks.
  13. Rubber boots at top of pipes for dry rot.
  14. Review gutters and downspouts.Examine fascia board for any damage or rot.
  15. Survey the condition of siding above the roof.
  16. Gutters and eaves for proper shingle overhangs.

INSTRUCTIONS Inspect Your Home

*Some insurance companies will want to send their own inspector or inspection team to your home. Don't remove any signs of damage before the inspector arrives.

Sometimes damage does not become apparent for several days after the windstorm. Complete a second inspection about a week after the storm.

 

1.Wait until the storm is completely over before assessing any damage.

Place a sturdy ladder against the side of the house leading to the roof. Make sure it doesn't wiggle or lean to one side. Wear old clothes and work gloves. A hat can also be useful to protect your head from any debris.

 

2. Inspect the top of the roof. Windstorm damage will often lift off tiles or move things like satellite dishes out of place. Don't move anything back into place just yet. Try to lift a few tiles to see if they are loose. Look closely at the tiles to see if there are any hail dents. Note any fallen tree branches or other objects.

 

3. Take pictures of all the damage with your camera. Be sure to get shots from several different angles. You'll need to show the insurance company these photos. Leave everything in place until you have taken the pictures.

 

4. Go into your attic to see if there is any internal damage from the windstorm. The insulation may be stripped away, or a section of the roof may have fallen in. Check for wet spots and leaks near the roof. Take pictures of any damage. You may need a flashlight to spot the damage.

 

5. Walk around your house to check for damage. Trees and tree limbs often fall on roofs or against the side of the house during windstorms. Make sure the rain gutters are in place, and take pictures of any damage that has occurred.
